Geographical competency is so important, and not just because we Texas agents are mandated by TREC in the Canons of Professional Ethics & Conduct, to be just that. The ruling states "be informed on local market issues and conditions affecting real estate in the geographic area where a license holder provides services to a client". 

If I help you buy or sell a property that is hours away from where I am, that is opening up the door to a lot of risk not just on my part, but also for my clients. Not knowing what is currently going on or potentially what is planned near a property of interest or a listing, could have negative consequences. In instances where I am requested out of my area, I am always more than happy to do a referral, where I locate, research, and pinpoint a wonderful local agent, who knows that area, and will have your best interest in mind.

I want to provide the best possible protection for my clients, which makes it easy to follow TREC's rule on only working where I am familiar. This map shows the general area I work daily, but if you're needing to know if I can help you in a specific East Texas community, please ask!
